Design Consultation – Hourly

Working on an hourly basis can be the most flexible and productive way to get interior design help with your home and projects, without committing to a project fee or long term contract.
You are in control of how much you invest for Interior Design services. We like to work collaboratively with our clients, involving them in the process, but we can also fully manage and execute the design for you.
Design consultation is $150 per hour.

RENOVATIONS + REMODELS

Our favorite projects… the before and after transformation is incredibly amazing and gratifying!  It not only increases your quality of living and happiness, but can increase your property value as well!

CUSTOM HOMES + NEW CONSTRUCTION DESIGN

Custom floorplan design and interior detailing services for new construction and custom homes.  Designs also include AutoCAD drawings for tile elevations, custom built-in elevations, detail drawings, and an overall specification list, as applicable.  Note: Any load-bearing or structural items involved in our overall design concepts and drawings will be reviewed and finalized with the project’s licensed architect or engineer. MATERIAL + FIXTURE SELECTIONS

Assistance establishing budget for all material/fixture selections including flooring, cabinetry, countertops, tile, plumbing fixtures, lighting, paint colors and wallpaper; as well as selection and specification of materials/fixtures.

REAL ESTATE CONSULTATION + STAGING

We work alongside agents or directly with the client, and offer two ways to contribute to your real estate success:
– Consultation for renovating / improving property you are buying or selling.
– Pre-Listing Design Consultation to prepare your home visually for market, through minor updates, staging, etc.

INVESTMENTS + AIRBNB

Your investment interests may include flipping, rehabbing, or building your portfolio – either way, we provide services to help your success with investment properties.

Subject properties are evaluated for improvements considering value and costs, potential of the property and ability to meet that potential vs return on investment cost.  The entire project is planned including design/floorplan changes, selections for fixtures and materials, all with clear details and execution plan for contractor and trades.

Airbnb and vacation rental services include evaluation of interior and exterior; assistance with creating a rental space or Airbnb from an existing space; getting the rental established, set up and furnished.  See Real Estate page for more details.

Autocad Drawings

As part of our services for remodels and new construction, we use AutoCAD to create all interior drawings, floorplans, detail drawings, built-ins, special architectural elements, and special feature designs.
With AutoCAD, our plans and drawings are precisely drawn to scale and finely detailed to communicate your design to all the professionals and trades involved in creating it.  Any load-bearing or structural parts/elements involved in drawings will be handled by a licensed architect, engineer; we do not certify load-bearing/structural elements but work alongside architects and engineers to develop a complete set of plans ready for permit.

Furniture + Decorating

Typically, furniture selections and room decorating are included as part of renovations and general design consultation.  If you only need furnishings and desire help putting your rooms together, please contact design@modernlivingsrq.com to discuss your needs.
